What a full refinish does
Sand and refinish removes the old finish and a thin layer of wood to reach clean boards, then applies new stain (if wanted) and coats of finish. It is the answer to a floor that is scratched, stained, dull or worn through in paths. It does not fix cupping, deep water damage or boards that have been sanded too thin.
| Step | What happens |
|---|---|
| Sand | Coarse to fine grits, with the grain, then an edger along the walls |
| Fill and clean | Nail holes and small gaps filled, the floor vacuumed and wiped |
| Stain | Optional; samples are tried on the floor itself |
| Finish | Usually two or three coats, with light sanding between them |
Can this floor be sanded again?
Solid hardwood can usually be sanded and refinished several times over its life; engineered flooring depends on the thickness of its top wear layer, which the maker states. A floor vent or a removed threshold shows the board. A floor that has already been sanded many times, shows nail heads after a light pass, or has a thin wear layer is a candidate for a recoat or replacement instead.
Changing the color
Stain only goes on bare wood, so a color change means a full sand. Some stains behave differently on different species, and the on-page color tool shows an approximation only.
- Gray stains on red oak can turn pink or muddy because red oak has a red undertone.
- Maple blotches under dark stain; a conditioner or a dye is worth asking about.
- Walnut and cherry darken or fade with sunlight over time.
- Dark to light is the hardest color change: more sanding passes, a bleach or a lighter stain, and a tested sample on the floor.

Hardwood Floor Refinishing — common questions
How much does it cost to refinish hardwood floors in Ontario, CA?
About $4–$6 per square foot for sand and refinish in the natural color and $5–$8 with stain on a floor in good shape, so roughly $1,200–$1,800 for a 300 sq ft living room. Repairs and stairs add to that.
In older Ontario homes, is lead a concern when sanding?
In homes built before 1978, paint on floors or trim can contain lead, and it is tested before sanding. Old vinyl tile or black adhesive under an old floor can contain asbestos and is tested before removal.
