The formula behind every price

The total is (the rate for the floor or service + the surcharge for the subfloor or condition) × the square feet, plus flat options. The calculator on the home page uses exactly this arithmetic, and so do the worked examples.

Work Per sq ft, installed
Engineered, prefinished standard plank $8–$12
Solid, prefinished $10–$15
Engineered, wide-plank white oak $12–$18
Herringbone or chevron $14–$22
Screen and recoat $2–$4
Sand and refinish, natural color $4–$6
Sand, stain and refinish $5–$8

Where the numbers come from

No Inland Empire price list exists, so the Ontario band starts from national price guides: hardwood installed at roughly $6–$18 per square foot, labor alone at $4–$8, engineered wood averaging $7.50–$12.50 and solid wood at $10 and up. Sand and refinish runs $3–$8 in the same guides, with a recoat about half of that. The bands are rounded to the middle of that spread for Inland Empire labor. Repairs are priced by the job, since guides show wide ranges.

What the subfloor and the old floor add

Item Adds per sq ft
Wood subfloor $0
Concrete slab, glue-down with a moisture barrier $2–$4
Concrete slab, floating over underlayment $1–$2
Removing carpet and pad $0.50–$1.50
Removing tile $2–$5
Removing old wood or a glued floor $2–$4

Most Ontario Ranch houses are on a slab, so the slab line is the one to expect there.

Size changes the total, not much else

Room Area Engineered standard Sand and refinish
One bedroom about 150 sq ft $1,200–$1,800 $600–$900
Living room about 300 sq ft $2,400–$3,600 $1,200–$1,800
Open main floor about 600 sq ft $4,800–$7,200 $2,400–$3,600
Whole single-story home about 1,000 sq ft $8,000–$12,000 $4,000–$6,000

Stairs, replacement boards, a moisture test and moving furniture are flat lines. These are market estimates, not quotes.

Why two bids can differ by half

A bid that leaves out furniture moving, baseboards, subfloor repair or a moisture test can look cheap and grow later. The checklist guide on this site lists what should be written down, and a bid should state the wood, the wear layer or the grade, the number of coats and the sheen.
